Done correctly, the addition of well-planned trees, shrubs, plants, walks, lighting, and patios can increase the value of your property when it comes time to sell.

We’ve all heard that landscaping can increase your property value, but have you ever wondered exactly how much? According to John Gidding, host of HGTV’s “Curb Appeal” and Logo TV’s “Secret Guide to Fabulous,” the return on investment of landscaping is at least 150 percent. He suggests that people invest 10 percent of the value of their home in landscaping to raise their property value. However, it is understandable that you don’t have that much money to invest, and some quick and inexpensive ways to add value include adding color to your landscape with annuals, perennials, or seasonal flowering shrubs; mulching; removing weeds; and getting the grass as green and full as possible. Also, an even cheaper alternative could be hiring a service to do a thorough yard cleanup and planting a few flowers for you.

Spending less money doesn’t necessarily mean that you will have a lower return rate, as extensive landscaping can be intimidating to some buyers. While fellow gardeners may love the look and appreciate the effort you put in, some buyers will just see the extra maintenance costs and the extra work they will have to put into the landscape. If you’re getting ready to sell your home and want to get your yard into shape on a budget, here are some tips:

  • Keep your garden weed free, without the use of chemicals
  • Add some potted plants and flowering annuals near the front door for a beautiful entryway
  • Mulch the edge of the lawn for a clean and well-kept look
  • Keep the grass nicely mowed and watered


Seeing the backyard can be a make or break moment for potential buyers. A bland backyard with dirt patches and nothing else to offer can really put a buyer off, even if they liked the rest of the house. When a potential buyer steps out to see a beautiful backyard with a patio, lighting, and walkways, it adds a tremendous amount of appeal to the property and could be your biggest selling point.
